5 Toronto Neighbourhoods That Are Safe Bets For Investors

| Investing

If there’s one thing I know about real estate investing, it’s this: location matters. Of course, it’s one thing to know that—and another to put it into practice. With so many promising areas in Toronto to choose from, it can be hard to know where to start.

While opting for one of the city’s up-and-coming neighbourhoods can pay off, there’s also something to be said for choosing a community that has a well-established history of providing high returns. I’m talking about tried-and-true areas that offer immense value over time.

When you’re looking for a real estate investment that’s a safe bet, here are five neighbourhoods to consider…

1) Mimico

In recent years, Mimico has been in such high demand that it has officially moved beyond “up-and-coming” status. It’s easy to see why. This Etobicoke gem offers uninterrupted waterfront views, exciting local businesses, and quick access to downtown (it’s just a 15-minute drive and a short GO Train ride away).

While Mimico is known for the grand mansions that line its lakeshore, a recent crop of modern condo buildings has transformed the area into a haven for young professionals. From Eau Du Soleil to South Beach Condos, you’ll find stunning architecture and amenities galore in this South Etobicoke hotspot.

2) Harbourfront

Many of the things that make Mimico such a great place to invest also apply to the Harbourfront neighbourhood. This beautiful enclave in the downtown core follows Queen’s Quay between Bathurst and Yonge. It offers gorgeous lake views (especially from the 1.8-kilometre Water’s Edge Promenade) and fantastic amenities (including the galleries, theatres, and marketplaces of Harbourfront Centre).

Then there are the homes. No other neighbourhood in Toronto has the same density of high-end condo developments. Here you’ll find units of various sizes and at price points, which means there’s something for every investor. Prestige and Empire Quay Condos are just two examples of the beautiful buildings the area has to offer.

3) Church-Yonge Corridor

The centrally-located Church-Yonge Corridor is incredibly vibrant and packed with conveniences. Grocery stores, restaurants, shops, and parks (including several that offer off-leash spaces) abound, making this lively area ideal for anyone who wants to be at the centre of it all. Easy access to the Bloor-Danforth subway line is another major draw. That’s good news for investors since there’s a well-established link between nearby transit and high returns.

The Church-Yonge Corridor is home to a high concentration of renters, and there’s no shortage of buildings to accommodate them. Exciting recent developments include in.DE and 88 Queen Condos.

4) Queen West

It’s one of Toronto’s original “it” neighbourhoods, and the area has never lost its appeal. From trendy dive bars to funky eateries to eclectic boutiques, there’s an edge to Queen West that you won’t find in the city’s more polished communities. Charming Trinity Bellwoods Park and quick streetcar access only add to the local appeal—and there’s more than enough to spare. Students, creative types, and families all call Queen West home, and their fondness for the area heightens its investment potential.

When it comes to rental units, there’s no shortage of options. This is where staples like Candy Factory Lofts meet buzz-worthy projects like 1181 Queen West Condos live.

5) Financial District

If you’re looking for a well-qualified tenant, you’ll have no trouble finding one in the Financial District. Banks, accounting firms, and corporate headquarters are abundant in this hub of commerce—and the professionals they employ usually have fairly decent budgets. One of the best things about investing here is the fact that demand tends to remain high, even when the market cools off in other areas. For many potential tenants, the convenience of living close to the office outweighs other considerations.

From stunning architecture to penthouse views, the condo buildings in the Financial District deliver. Shangri La Condos is a prime example of the luxury you’ll find in the region.
